The energy and convenience that define life in a mixed-use development will soon be available in the heart of Omaha’s District 66.
An Omaha development team recently announced the launch of 80Dodge, a nearly $100 million project that will transform the Dodge Street corridor. The project will include three glass-paneled condominium towers, 12 rowhouses, commercial offices, retail space and a restaurant. Reservations for the new condominiums begin immediately.
“80Dodge joins a growing list of local mixed-use developments that celebrates the principles of the Urban Design Element (UDE)” said Connie Spellman, director of Omaha by Design. “This project illustrates how the UDE can help guide the redevelopment of existing property in an area of civic importance. It’s gratifying to see the development community embrace the vision voiced by Omahans during the 14-month collaborative process that led to the creation of the UDE.”
Schematic plans for 80Dodge, designed by Alley Poyner Architecture, reveal a striking, contemporary, glass-framed high-rise. The project’s design showcases dramatic green settings and urban views of the 80th & Dodge landscape, an area of civic importance for Omaha.
Construction plans for Phase One of 80Dodge include 19,500 square feet of retail/restaurant space and 72,000 square feet of commercial office space. Residential amenities for the planned 60-70 condominiums include a roof-top, year-round swimming pool; heated, underground parking; a fitness center; a clubhouse; private balconies on each unit; and concierge services.
“Modern urban living is about convenience combined with a lively, dynamic community,” said Chris Redfield, NP Dodge’s director of condo sales. “80Dodge will be just that. It will offer a West Omaha area address and amenities you’d find at an upscale hotel, like concierge service. It also will bring Omaha its first roof deck indoor/outdoor swimming pool.”
Redfield said the market is ready for the urban, upscale lifestyle that 80Dodge will provide. “There are so many people who are committed to this area and are ready for a lifestyle change. 80Dodge is perfect for people who want a lively and maintenance-free lifestyle that doesn’t include mowing a lawn.”
Phase One of 80Dodge will be complemented by a planned, new look for Beverly Hills Plaza, managed by First Management Inc. 80Dodge developer Ken Bunger said the new development - combined with existing retail, employers and consumer services - is exactly what the Dodge Street corridor needs to take it through the 21st century. “80Dodge is just the catalyst needed to energize this part of town for years to come,” he noted. “We anticipate that 80Dodge will generate $27.4 million annually to the local economy.”

Annual property taxes and retail sales will have an estimated fiscal impact of nearly $2.8 million.
Greater Omaha Chamber of Commerce President and CEO David Brown applauded the vision behind the new mixed-use urban neighborhood. “Economic development is spreading throughout the Omaha metro, and 80Dodge will provide an impetus for growth on Omaha’s main corridor.”
Developer Michael Kucera concurred. “80Dodge will help revitalize the heart of Omaha,” he noted. “Vertical living is a truly modern, urban lifestyle. It has so much going for it.”
